I was billed $1080 for cleaning and painting my residence. I viewed the home and was very displeased. The billing stated that $875 was charged to paint the ';Home';. They told me they painted the Living Room, Master Bedroom , and one of the Guest Rooms. They didn't paint the bathrooms [one has wallpaper the other doesn't], dining room [said that i didn't need it, but i view where it's stains and nail holes on the wall], they didn't paint the doors or trimming [said that wasn't included in the job], or kitchen [it has wallpaper too]. The paint job looks rushed and scrapes are on the supposely freshly paint home. I was told that they did a satisfatory job. The stand in shower's basin was stained, still with soap scum and with mildew. I was told that they did clean it and but it wouldn't come clean. I took a wet napkin and cleaned an area of stained glass. I was told they pressure washed the home and it was only the garage. They said 20hr at $50/hr was charged to perform these duties.Does anyone have any advice on suing a property management company for suspicious billings and practices?
Unless you have pictures with dates on them, forget it. It is your word against theirs. Of course they are not going to paint over wallpaper. Is this prior to your moving in? Then you shouldn't have. Read the contract that you signed as to who is responsible for painting and cleaning expense. If you signed something that said you were going to pay a painting and cleaning deposit, then you did, you're out of luck, unless you indicated in writing to the management that the condition is unsatisfactory, and saved yourself a copy of it. Ask to see their receipt from the company that performed the work. You probably have no recourse. Never assume someone is going to do what they say they're going to. Have a contract drawn up to your atisfaction with the specifications of what ';satisfactory'; are, if they are not professional enough to have one.Does anyone have any advice on suing a property management company for suspicious billings and practices?

Make sure to document the conidtion of the walls etc before starting anything. You want proof.
Then get a good lawyer and take them the proof, and then go to work with the lawyer.
You need to look at the property management contract. Did you give them permission to do the job with their own people or whoever they chose? Did you give them a permission to charge $50/hr or whatever they decided to pay to themselves or somebody else without asking you first? If you did, what you are arguing is the quality of the job. If you haven't paid yet, hold on paying. Go in again and take pictures/videos or the property. Tell them this is not acceptable and demand that they have the same company (or their people) come back and redo the job. If they argue, you can write to them and say you will have to pay somebody else to do the job correctly therefore you expect them to take care of the bill. If they really get stiff, go ahead and file a claim at the small claim court.I don't think you can sue for suspicious conduct, but you can say that you were billed for the job that was never done (or not done properly). Pictures will be very important. Also cancel the management contract and find somebody else.
